probably not a concern. he can finance that out over 5 years and still be just fine.

I thought the former AD said they would release him from the remainder of his contract.
IS that not a binding offer of any kind now that he's gone, or does that even matter?
I'm not a lawyer, so I have no idea.

I think that the AD did say that, and JJ's agent hinted at that he may have legal ground to stand on if UH were to try to sue him for that money. However, that AD has since been fired, and UH had to pay him over $300,000 to buy out that contract, so the university may make an effort to recover that money now to pay the AD's buyout.
However, JJ will not be responsible for paying any of this. Contract buyouts are almost always paid by the hiring school--and they often times try to get boosters to donate the money. If UH decides to go after this money, it would boil down to whether or not SMU wants a legal battle with them. If not, SO may just add another person to the Circle of Champions.
