Prescott has probably always had plans for Yale. They own 6060 NCX, which is the office building next to the Hilton and behind the old movie theater along with the land where they built a school and new parking garage. They own various other real estate in Dallas, like the Stoneleigh and it's now delayed office condo tower. I guess my point is that Prescott owned land and property on the east side of central long before SMU started making their move onto Yale. Prescott is more than capable of moving along with their planned developments without any collaboration with SMU and has done so for quite some time.
SMU really only started buying Yale properties a few years ago and the office building is almost entirely full of SMU personnel, as is the the smaller "artsy" building across the street. Dyer street has improved over the years but is pretty much a dump. The Dyer bar and Brown building properties are garbage and I'm surprised they were appraised as high as they were. Their only value is their dirt. The thought of SMU and Prescott collaborating to move these two insects is laughable at best bordering on delusional.
