Another thing was builders telling buyers what their monthly payment would be x and leaving out insurance, taxes and HOA fees. Those 3 are what brought many people down. Most first time buyers have no clue about the additional costs associated with owning a home since they came from renting apartments

i know not to say never, but if there is ever a choice between a property w/ and a property w/o, the w/o will always win with regards to HOAs. I don't want anyone telling me what i can and can't do with my property.

Regs at my house says I can't have my dog in the front yard without a leash. I laugh when I get the complaint letters as I know they can't do anything to me.

oh, i totally get it as a developer. i've worked on rez deals in the past, but i'm saying from the perspective of my individual house.
as a developer you just about have to have them these days to control amenities and dictate continuity in the product being built. don't need Cletus the Slack Jawed Yokel buying one of the first lots and parking his trans am on the grass when you're trying to sell the lots in phase II.
