it is almost 100 pct chance of losing to a 1 seed on any neutral court - so you want to hit them as late as possible, so that someone else knocks them out (not likely) or someone gets hurt, therefore changing your odds. I prefer the 6 route to the 5 for that reason.

Avoid number 1 seed as long as possible - and maybe in a final game you can sneak a win (see UCONN last year).

You don't take a 3 over a 4 to delay hitting a 1. Makes zero sense.

Not to mention 5/12s can be deadly!

What is the reason for that? Ive always heard that and every year I pick a 12 to upset a 5. But what is the actual reason there a typically upsets in that game

Because it's usually where a middle-of-the-pack major conference team can be paired by the Cmte with a mid-major or lower conference tourney auto-bid winner or reg season champ that gets the rare at-large invite.

Statistically & historically, it is better to be a 6 than a 5 seed. Barely, but still better...

The #5 seed is 76–44 against the #12 seed (.633)
The #6 seed is 79–41 against the #11 seed (.658)
