Yeah but $4.9M in Waco is probably comparable to $100M in Highland Park.

Was that true about the fixer upper deal in Waco? Will probably make a good return on his UP home and BU to cover agent fees. It'll be easier for kids in school in Waco or Bryan/CS vs HPHS. Quality isn't as good otherwise but not as challenging.
But then you run the risk of getting into a tiring debate with other patrons about how old the Earth really is, and whether man was actually around at the same time as mammoths or dinosaurs.

Yes, but admittedly there is literally nothing else to do in Waco. Except for maybe the Dr Pepper museum.
Chad and family have lived in Tulsa and in Clemson. I can assure you there is less to do in Clemson than in Waco. Maybe...just maybe, they aren't all about the "big city". It's not for everybody.
