Possibly. Mockingbird might affect that some. I'm sure there are setback laws that we'll have to be aware of.

The stadium is zoned UC-1. In UP, UC-1 (University Campus, and there are 4 different UC zones on/because of campus):

Code: Select all
                                 UC-1          UC-2       UC-3       UC-4
Minimum Lot Area (s.f)               n/a         5,000      5,000      7,000

Minimum Lot Width (ft.)             n/a         50           50          50

Minimum Lot Depth (ft.)             n/a         100         100         180

Minimum Front Yard (ft.)            25           25           25 (4)     25

Minimum Side Yard (ft.)             15(a)       (4)          (4)          (4)

Minimum Rear Yard (ft.)             5(a)                                12.5

Special Yard Requirements         (4)                                   (4)

Maximum Height (ft.)            120/120     42/55      35/35      35/35
                                  see (3)(a) below                see (3)(a) below
  (Residential/Nonresidential)

(a) For sites adjacent to UC-1 boundary. No yard is required for interior sites.

(3) Development Standards

(a) Special Height Requirement

i. In the UC-1 District, the required front, side, and rear yard setback(s) for a building wall(s) adjacent to the boundary of the UC-1 district shall be increased one foot (1') for each two feet (2') that a building erected on a site adjacent to the district boundary exceeds forty feet (40') in height.

ii. In the UC-3 District, the maximum building height for a building erected on a lot abutting Dublin shall be thirty-five feet (35'), provided, however, that the height of such a building may be increased one foot (1') for each one foot (1') that the front or side yard setback from Dublin is increased, up to a maximum height of forty-two feet (42'). A building erected at a point greater than forty-two feet (42') from the west right-of-way line of Dublin shall have a maximum height of forty-two (42') feet.

(4) Special Yard Requirements

Nothing herein is intended to allow the obstruction of a corner lot sight line as otherwise provided for in the Code of Ordinances.

(5) Other Regulations

(a) Control of Run-Off Water

Chapter 3, Art. 3.100 of the Code of Ordinances, shall apply to those locations in the UC Districts where the run-off water does not enter the storm sewer system maintained by S.M.U. in the original main campus.

Other pertinent info about the Ford Stadium special requirements, Chapter 5, heading (e):
(e) Ford Stadium

i. The following temporary uses shall be permitted in Ford Stadium:

(A) Collegiate activities sponsored and approved by Southern Methodist University;

(B) High school football play-off games;

(C) High school football games other than play-off games provided that such games shall be limited to two days (including nights) per academic year with no more than two games played per day;

(D) Football and soccer youth league events; and

(E) Any event for which no admission is charged and for which fewer than five hundred (500) spectators will be admitted.

If ever needed, we can apply for a variance.

TCU upgrades look nice. The boxes/suites will be an added source of revenue. Other than that its your basic steal/aluminum seating structure hidden behind by an upgraded facade.

Thanks diamond m for looking up that ordinance. I've seen it before but couldn't recall all of the details.

I took a closer look at those pictures and noticed something familiar. Looks like they still haven't fixed that...

I'm pretty sure it's supposed to be all individual seating. No more aluminum benches.

Maybe I am crazy, but I like benches at football games. I am fine with a seat at the AAC, but the seats at Texas Stadium and even Jerry World bug me.
At no point in your rambling, incoherent response were you even close to anything that could be considered a rational thought. Everyone in this room is now dumber for having listened to it. I award you no points, and may God have mercy on your soul.

The thing is... SMU already is a variance. We have a dedicated (4, actually) zoning class. In a place like UPTx, it's a little more difficult than in some other places (e.g. Pleasant Grove). It's really the NIMBY principle all over again.

Ford might be a justifiable exemption to the P&Z. But that just depends on whether anybody on the P&Z board has any reason to be slight the Uni. Right now, Ford is no more important than the dorms when it comes to construction...

What if we trade the variance for a MILLION free tickets to the George Bush Library-

Actually don't laugh. In Colonial Williamsburg, William and Mary and CW have a deal that William and Mary Students get free admission to all CW exhibits and CW patrons (and residents) get free tours of the Wren Building (which dates back to the colonial period). Funny thing is that W&M would do that anyway for recruiting purposes. Wait til tourists descend on SMU. At W&M, they'd wander into classrooms and ask "is this a class?" "Can I take a picture?" Or ask a student walking across campus, "are you a student?" "can I take your picture?" The standard answer was always, "Sure, although we charge a $5 posing fee here at William and Mary - its a rule".
UNC better keep that Ram away from Peruna
