Franchises flock to D-FW to set up shop Franchise retail and restaurant concepts moving into North Texas could absorb vacant commercial real estate while adding hundreds of jobs, analysts say. Anthony Padulo, vice president of franchise sales development for auto service center AAMCO Transmission, said population growth in Dallas-Fort Worth compelled AAMCO to plan for 19 to 23 new transmission service centers in the area over the next five years. “Each shop typically employs four to seven employees,†he said, which adds up to more than 100 jobs. Padulo says AAMCO plans to have four locations up and running within 20 months. “Dallas is a market that has a huge opportunity for growth,†he said. “We have signed new agreements for four locations in Keller, Saginaw, Grapevine and Denton.†AAMCO operates as a franchise concept. The parent company is looking for local operators and independent owners who have $225,000 to $299,000 to invest. As far as finding the right commercial real estate, the hunt is on. “We are looking for high-visibility locations on high-traffic roads or main arteries,†Padulo said. AAMCO is shopping for empty space that is “tied to other retail activity.†The typical prototype building is 4,300 to 6,000 square feet, he said. The reason for all the interest in North Texas is simple: Dallas is growing, and that growth is expected to continue, said Bill Hanks, CEO of Dallas-based real estate development company Rosebriar Properties. Rosebriar just inked a deal to lease an old Steak-N-Shake restaurant at Caruth Haven and Central Expressway to California-based In-N-Out Burger. The Dallas location will be In-N-Out Burger’s first restaurant in North Texas. The popular brand has a cult-like following on the West Coast, Hanks said. Dallas was the next obvious choice for the expanding burger company, which could potentially have as many as 30 to 50 stores in North Texas over the next five years, according to the company. Dallas’ resilience in tough economic times has been a draw for In-N-Out, Hanks said. “The D-FW Metroplex is continuing to grow faster while other parts of the country are seeing recession,†he said. “D-FW also is expected to grow in the future.†With this in mind, Hanks said the area has become an ideal place for new concepts that have started to shop for space. The greater Dallas area added 110,640 people between 2000 and 2009, according to U.S. Census Bureau data. The metropolitan area ranks as the 11th fastest-growing area. Corey Bowman, vice president of development for health-conscious, fast-food concept The Pita Pit, has one franchise-operated store in Denton and said he believes D-FW has the population to support 60 new locations. He expects to have a dozen shops in the area in the next couple of years. The company’s North Texas growth could create as many as 240 jobs. “We would like to get deals with sophisticated franchisees to open multiple locations,†he said. Typical investments in The Pita Pit locations fall in the range of $200,000 to $220,000. Describing Dallas “as the cultural hub of North Texas,†Bowman said it makes sense for the Ontario, Canada-based concept to focus on expansion here.
